What is a Site Plan?A site plan is a Ariel view of a property. Site plan shows the basic features of the property such as main structures, landscape, hardscape, sidewalk, driveway, trees etc.

Can I have my Site Plan Stamped or Signed by a Licensed Engineer?No, Our Site Plans are not a Survey and should not be used as one. We do not visit the property for any measurements and all data will be taken from County GIS websites and Satellite Images Please Verify with your County that they do not require a Stamp. Our plans are not stamped by any licensed Engineer, Architect or Surveyor as most of the Permit don't require one.

Can I add new Structure on the Plan which is not currently on the Property?Yes, After you fill-up the order form for the Site Plan, In the description area you can describe the dimensions of the feature and where you would like it to be placed. Another option is to wait for the initial draft to be sent to you and then sketch the new feature into the draft, then send it back to us to be added. We will work with you to make sure we get the placement just right. Common features added are: Barn, Shed, Fence, Pergola, Covered Patio, Patio, New Home, Addition, Driveway **You will have to order Standard Site Plan or Premium Site Plan for this feature**

Can you also provide Floor Plan and Elevations?Yes, We can. Since we do not visit the property we will need a dimensioned sketch from the client for the floor plan, and outside pictures of the property for the elevations. The cost for the Floor Plan and Elevations depends on the scope and complexity of the work and ranges from $40-$65 each, Please fill the GET QUOTE from to get detailed quote.

I need Custom Sheet Size?Yes, you can order the Site Plan in any Sheet size. After you select your desired Site Plan and go ahead with filling the form, you will get option to select the sheet size, you can select from 8.5"x11" | 11"x17" | 24"x36" | Custom Size. Custom size may charge extra $10

Which Site Plan should I order? Basic | Standard | PremiumFor permitting on Residential properties our Standard Detail Plan. This plan will include the items most cities want to see on a site plan such as scale, north arrow, driveway, structures, and trees. Our Premium Site Plan is most appropriate when your city needs features such as Setbacks, Easements, Light Poles, Topo lines etc. or if it s a Commercial Property Our Basic Site Plan will include the property boundaries and primary structure along with north arrow and scale. This is our most basic plan and is commonly used for planning purposes but lacks details that most cities and counties require.

Why one needs the Site Plan?Site Plan/Permit Plan is required when you desire to change/add anything on your property such as Renovation, New Construction, Adding Garage, New Deck, Adding pool, Repair Roof, Adding Driveway etc. by the City/County Department. Can a Vicinity Map be added on the Site Plan? What is a Vicinity Map?Yes, a vicinity map can be added to the site plan. Our Premium Site Plan includes the Vicinity Map on every Plan by default. If you want Vicinity map on any other Plan, just mention it in the description while ordering the Plan. This will cost $15 extra once we send you the Plan. A vicinity map is a small map in the upper corner of the site plan that shows the subject property relative to the surrounding area.

Is it possible to add items not mentioned in the plan description?Yes, it is possible but he client would have to provide additional required information as those details would no be available via satellite image or County website. You can describe the addition you want while ordering or you can wait for the first draft and then you can send us markups on the plan which we will incorporate in the Final Site Plan.

What do we need from you to draft the Deck Drawings?For us to draft Deck Drawings for you, we will need few things, Your address to Check Deck Construction Guidelines/Ordinances for he respective County. A sketch showing Proposed Deck, its outer dimension, location of stairs if any nd mention the height from ground to Deck floor level. Attached is a Sample sketch which you can refer. You can order the Deck Drawings with just $50 upfront and expect the Final drawings within 48hrs.

What are Deck Drawings? and who needs this?Deck Drawings is a Set of Drawings while includes Floor Plan, Framing Plan, Elevations and Joinery details for the Proposed Deck. Anyone who plans to Build a Deck has to apply for the Permit, Showing above mentioned drawings complying to city specific Deck Construction Guidelines and American Wood Council Deck Guidelines.

How much time will my order take?We promise a 24hr delivery for every Site Plan, and also have an expedited service request which you can opt for while ordering any Site Plan. With this option we will send you the Site Plan by 10am local time very next day. We promise a 48hr delivery for every Deck Drawings set. For any other services, the Turnaround time will depend on the Project.

What File Format will I get?We will send you Final PDF which you can Print from any local print shop such as Staples, FedEx Office, Mail Boxes etc. and many others. Please mentioned in the description while ordering if you want the source/DWG file. (This may cost extra)

Can I get Hard Copies for the Site Plan delivered to me?We do not mail the physical hard copies for the Plans, We Email the Final PDF which you can print at home or from any local print shop such as Staples, FedEx Office, Mail Boxes etc. and many others.

What if I need changes on the delivered Plan?We have got you covered! All edits are covered in the initial price for the Plan, you just Email us with the changes and we will make the edits with no extra cost. Our terms and conditions policy, Read it to better understand our refund/Edit/Redo Policy.
